Title: Loan Review
Location: Boston - Downtown
Job Description: Major Loan Review Responsibilities:
Complete closed loan file review using standard closing checklist.
Resolve any file errors by working with attorneys to correct document.
Follow up on any post closing issues listed on the document error report.
Accurately complete loan set up sheets so that new loan can be entered on the Banks FISERV loan system.
Accurately complete and review HMDA processing sheets
Accurately review the file CIP Form and submit the completed form to the servicing area.
Set up permanent legal loan folders for all portfolio loans by organizing both the credit and legal files.
Reconcile checks received from the closing attorney with fees charged to the borrower on the HUD Settlement Statement and closing instructions.
Assist loan delivery staff by helping to ship loan files for purchase.
Construction Lending Responsibilities:
Submit post closing construction loan paperwork to servicing and reconcile funds received from closing
Track construction loans as they move through the construction process
Central point of contact for the client to request disbursements
Track disbursements and costs for each loan and refund or bill client for any differences
Coordinate the ordering of appraisal updates and title updates as well as alerting commercial lending to review the construction progress. Upon commercial lending approval, disburse funds to clients
Prepare final completion paperwork for the client to sign
Instruct servicing to flip loan into mortgage portfolio
Other Responsibilities:
Input construction loan applications into the bank’s data base and generate a Good Faith Estimate and a Federal Truth-in-lending Disclosure. Mail the disclosures to the applicants.
Review appraiser list and order report with an appraiser that is qualified to appraise properties in the subject property location.
Order credit reports on all borrowers, perform initial review of credit and notify bank underwriting staff and originating staff of any potential credit issues.
Order title requests on bank collateral with an approved bank closing attorney.

Qualifications:
1-2 years of mortgage processing, loan closing, or loan review experience would be helpful.
